Thats a close call, might be time to rethink the garage location.

Wow, glad it wasn't any worse for you Mike. That is really scary stuff. Those pics showin how fast the water is rushing from the street past your garage towards your house is frightening. Good reason to carry flood ins. whether your in a flood zone or not. Very cheap compared to the alternative. This year we've have a 30-40 yr high of rain & flooding is a random problem in some areas too. I have already told the wife previously that 'when' I build my detached garage/workshop, it's gonna be a little higher than everything else on my property for that exact reason.

Glad to hear everyone is ok....Whoever built my house was thinking they put the basement at grade level then brought in a bunch of fill and tapered it out into the yard, so it looks like the house is sitting on a mound and my first floor is 8' above grade.

The next big rain or hurricane threat you get, you should put all the cars up on jack stands. That will buy you a little more elevation. Doesn't look like you have room for storage lifts in that shop.

Mike, scary photos, but glad things are relatively okay. We drove through that deluge Monday morning on the way to Columbia, SC - what a mess! Headed for home tonight, but I don't expect much there despite the photos of Chattanooga on the news, as we're on a ridge outside of town, so things should be fine there. Hope you get things dried out and back to normal quickly.

David, at first I too thought jackstands would be a good idea to keep water out of the cars but then remembered what it was like being in a flood... If the cars were on jackstands, they might have floated into each other or into the garage walls.

I know you are counting your blessings right now. Floodwater damage is no fun at all. BTDT with a foot in the garage at my last house, stayed out of the living space by just inches. Neighbors not so lucky. Of 370 homes, only five were still dry inside. I spent a week heling others clean up, which basically meant that they trashed everything that was on the ground floor, pulled drywall off where there had been water, then cleaned everything with mild bleach solution to kill mold before new insulation and wallboard. Some tried to save their wet stuff, but a couple days of mildew smell finally changed their minds. My toys in the garage were up on high supports or hanging on wall/ceiling, so no direct damage. Tools all got wet, and of course all the dirt and crap that came into all the tool and storage cabs had to be cleaned out. Power tools were a loss pretty much.
