James (sorry not to hi jack thread) I had a external head gasket leak last summer then the timming belt migrated forward (central ! warning light saved my ***) so Murphy's law says if you do one and not the other... well you know. Back on topic rents in Marin are about the same for a house $2500.00 $3500.00

Bill how about you rent HIM your spare bedroom ?? That would be a win win besides he is planning on visting his girlfriend in S D once a month or so He would have access to a garage and tools , you could siphon gas out of his car during the week...Just think of the potential .

There's lots of sand in lots of places around the world. Sand is not a good thing to depend on if you don't want to drag the anchor. It's a good idea to pull and reset the anchor regularly, into new, firm and undisturbed sand. Old disturbed sand may look stable but will generally fall apart under tension.

Or forget about dropping an anchor, and just Bob above it all and drop your anchor lightly when you feel the urge. No need to set it deep, since you often have to sail upwind to free it. Plus, old sand will stick to the anchor after a while, making it hard to lift and even harder to make good speed once underway again.

Sail fast, and the barnacles won't be able to keep up...

Kinda cool Dr., but we always put down shots to make sure our anchor held fast, old mud or not.

We always gave her a good rins'n as she came aboard just to make sure.
