Headlight relay is a cheap fix. The thermofan switch isnt to bad, just need to drain the coolant. I actually have a new switch i just bought that i can sell you.
The exhaust leak can probably be repaired by any muffler shop for under $1-200.
If you were to do the clutch, figure $1500-2000 to have it done at Taso. If you wanted to play it 100% safe and redo the waterpump also, i would count on about $1000 all said and done.
I would say if you wanted to cover all your bases after buying the car, you will probably have to put about $2500-3000 into it afterwards. That is ofcourse if the clutch dies, its entirely possible you will get another 100k miles out of it. Hard to say!

The relay and the thermofan switch doesn't bother me at all. I actually replaced the switch on my 944S recently. didn't drain coolant just did it real quickl and didn't lose that much. As for the clutch it is possible to get more time out of it but I would like the next car to be as failure proof as possible. I know you can't guard against everything but woujld like to be somewhat comfortable for a bit. My old car had 160,000 and still had the original clutch.

not the car for you. with no records you can easily drop the 20k my PO dropped into his 951 over the last 8k miles, and my car has a third less miles than yours and i have records from around 1990.
you could have over 20k in that car overnight. 1600 for a S2 clutch and the turbo is more. plan on 2000 for the clutch then address the other stuff. 20k is fast approaching.
