Very nice Matt, I like it.
It's amazing what location can do to your property. The house my parents purchased (before it was even built) back about 14 years ago is a 2.5 story 3 CAR GARAGE, with a huge backyard. they paid 275,000 for it, thats when the house was part of a suburb called Woodland Hills. A few years down the road. Calabasas sucked up our community. Now, this house will go for over 1 million. (thats about the going rate for the houses with smaller backyards in the neighborhood) Fecking insane!

I am a bit surprised that your seller isn't motivated... mine sure was. We got this for $180k in a neighborhood where most houses are $235-250k, after it sat on the market for about 8 months. The husband had a work transfer to Connecticut and the wife was left back in KC trying to sell. I'm surprised they didn't offer to throw in the family dog, altho we got to keep the custom built dog door off the patio.

The first addition is going to be an additional 1.5 car garage stall attached behind the 3rd garage door, with a lift in it.

Scott - the house had been on the market less than a week and the others in the area sold generally, within 10 bus. days. I would have loved a 3 car garage but couldnt afford a house with it. We ended up making a full price offer + to get it. They had 3 offers on the same day. Really a scary market here.

The house we bought was only on the market for about 5 days before we made an offer. We got it for about $5k less than they were asking. I think if the sellers had waited a few more days, they could have gotten what they were asking, or more. Lucky for us, they were in a rush to sell because they had already closed on their new house.

The housing market in our area is crazy! The good ones go within days of going on the market. My husband's brother and his wife made an offer on a foreclosed home (a real dump, in my opinion). They ended up being outbid by $30,000!

congratulations Matt, its nice to have your own place. Me and my wife bought our house 1 1/2 year ago and we love it. We rented before and its a nice feeling everytime you pull in to your own garage thats yours! Anyway, great looking house!
