Just go with your gut....be fair and unemotional so that when you look back on whatever happens you feel good about it. Give the guy the benefit of the doubt (you have the car) and let him know you have a time limit on the 'issues' that is non negotiable so you can make your deal.
Just lay it out for him and let him make an informed decision....asap.

I would remind him that the deposit is non refundable and be patient. I bet you sell the car to him. I know I wouldn't want to walk away from a deal that I had that kind of money on the line unless it was a disaster.

his tory or not it sounds as though he's purposely screwing around to achieve a better price once you cannot back out of your 996 deal.
To be entirely forthright you may have provided him to much info that he can in turn use to undermine your deal ...just being the devils advocate here/
If I were you i'd provide him a final time line to complete original deal all the while rekindling your back up sale just in case..
should he continue to flake sell your car ,if you can achieve the original agreed upon price you can then refund the first guys deposit at your discretion...Bert

Re-kindle the "sure thing" deal and send his $500 back.... He will find another car and you will close the deal.

In car sales (especially private), the first with money gets the deal.
