Why is everyone attempting to be a market expert in a seller's ad? What happened to etiquette. Go start a thread in the proper discussion forum and discuss current market pricing.

A seller can ask whatever price he or she wants? Wouldn't you try to maximize your ROI? Why does the seller have to spend time justifying their price to a bunch of people who aren't buyers? Unbelievable how the world works nowadays.

That should tell you what the market wants to pay without the need for comment...
