I have tried something different on my current garage, part of my new house completed in 2016: penetrating concrete sealer.

In the past I have tried different epoxies, and even with expensive materials and very careful prep, they all eventually peeled or flaked in spots. And of course, any welding splatter and grinding sparks will also scar the surface. In one garage, my smooth expoxy became super slippery when wet.

Like others have said, I have also avoided tiles in fear of jack stand and other tool marks (and welding splatter), not to mention the corrugated surface on some that makes moving things harder.

So far I like this penetrating sealer ( )

It made the concrete look a little darker, with a satin finish. It is not slippery when wet. And the few fluid spills I have made clean up with little visible residue. After one episode of some light welding, I see no burn marks.

BTW, Race Deck Free Flow and SwissTrax are basically the same exact product, just with different connection systems. There is a good comparison of them, with the pros/cons of each, somewhere out there on the web if you desire.

I used Supercoat with the urethane top coat. Their website is not working or i'd post the link:



installed by me on new fresh concrete that had zero cars ever driven on it. 3.5 years later, with the exception of 4 places where my wife parks it is still pretty perfect and there are regular uses of jack stands for car work. (No welding). Cost me about $1/FT IIRC

Saw an awesome install last week that had 12x24" tile. That might be the best choice but more $$.

I did mine in Racedeck, the high gloss variant (extra $ 1 per tile). Three years old now - still love it.

Before - no prep other than to sweep and move stuff out of the way:




After - two hours to lay the main tiles, another two hours to cut the tiles that go next to the wall.




Now three years old - a few dents from the motorcycle stands, but otherwise good.:

Dr Collie - what's that silver contraption that the large, red motorcycle is on? Is that to facilitate moving it around? Can you provide the details please? I used to have a dolly that I could move my bike around on on the center stand, but my new bike (BMW S1000RR) doesn't have a center stand. Thanks in advance!

Yes, that's a dolley made by CONDOR, which let's me spin that 850 lb beast so my BMW X4 can fit in the third bay. It works like a champ and also holds the bike upright enough to do oil service - just enough room to get an oil pan under it. Holds it secure, no tie downs needed. The Harley has no center stand as well, so I could not get the X4 in the bay with the bike leaning on the side stand. It solved several problems.
