Need advice
I have an interested buyer but I think she is being unrealistic. Here is what happened and I want to know if you think I'm being unrealistic.
The buyer comes to see the car and take it for a ride. I point out every little flaw on the car. I pointed out scratches and dents, let her know that the all season tires have about 4/32 of tread left and are probably only good for another summer (snow tires have 9/32 of tread) and I point out the front bumper repair. My wife cracked the bumper while parking. It was repaired but the paint match was not the best. I was quoted $300 for wet sand, respray and clear coat it. Tires and bumper repair are the only questionable items and I thought they were minor.
Knowing this we negotiate a price of $12, 500. Next she wants her mechanic to have a look at it which I was fine with. He is located in Bolton so I waste my entire evening driving to Bolton so he can look at it. He mentions some brake vibration and suggests a brake service but either than that he said the buyer would probably buy it.
So here I am thinking I have the car sold. I assumed she would barter a bit more because of the brakes and I was prepared to deal with it. So now comes her phone call. She states she wants to replace the front rotors and pads and wants another $500 discounted for that. I reluctantly agreed even though the car is only 4 years old and only has 46,000 km and in my opinion is not needed. So here is the sticking point. She also wants another $500 discount so she can get the bumper fixed. As far as i'm concerned I disclosed the bumper to her and she agreed to pay $12.5 knowing the bumper repair.
So what do you think? Am I being unrealistic? I'm asking $13k and dropped it to $12k due to the bumper and the brake replacement her mechanic suggested. I want to get rid of the car but I don't want to give it away.

You have a very salable car at a great price. (I think I'd get rid of the brake vibration) The problem is, selling a car at any price just before Christmas is tough. ...and you're very forthcoming and motivated, which puts her in the driver's seat on the deal. Re-post to Kijiji every day @12,900 and you'll sell the car for 12,500.

If she is serious then you will get what you want. Otherwise if you can wait, do that. Eventually a buyer will come along.
You have to decide what the money vs time is worth to you.

Probably all the brakes need is a resurfacing of the rotors and that's around $15/rotor. The pads are fine so don't touch them. Looks to me her mechanic is trying to make some money from her by telling her to get new front brakes. I would counter offer what Gaugeman said.
To me she seems like a buyer that wants a brand new looking/feeling car for dirt cheap. People like these are a real PITA to deal with. They have champagne dreams and beer money.

she's a waste of time. You will fix the car and she will still nego you down once at the DMV with lame excuses.. I'd charge about 220$ tax in to change the front disc and pads at my shop. Toyota locally charges 299$ for front discs/pads.
I'd go no lower than 12 500$ let's be realistic because we know she won't ever fix the bumper.
Now I am trying to sell an M6 and you should hear the excuses people come up with. My favorite was driving 2 hours away after speaking to a "serious" buyer on the phone several times even confirming the night before/morning of the meet. I get to the meet location and he never shows up.. I call him and he says "Oh well you know the wife won't let me buy it for your asking price but I can give you XX XXX" I told him to get lost kindly...

This is exactly how I feel. I'm not going to give the car away. It will be a great car for someone for many years to come. Now that I think of it, taking it to her mechanic could be a blessing in disguise. Things have been super busy with my rental property but it is now complete so I can finally put some focus on my car. I think I will get the brakes fixed and repost.
