Yes, I will have 12' at the bottom of the collar ties, which gives me plenty of room. The dormer is functional and there will be a round window there when I find one. The rafters will be visible, but I may cut them out after the inspection and double up at the top and bottom.
+1 on the insulation, and the heaters are about $1,500 from what I saw. Hindsight, I would have built the rafters with 2X8's to allow for more insulation, alternatively, the 'attic' space above the collar ties will have more insulation there.
