The garage door opener doesn't lift the door. The springs lift the door. The opener just opens the door.
Make sure the springs at the top are adjusted properly., and oiled. They can get rusty and bind up and then break.
If it is really occasional use, I would consider adding a mechanical lock on the inside to prevent unwanted openning.
At home, I have a loop of nylon rope that I can loop over the wheel of the door and the door won't go up more than 1/2", unless you can break the rope. I believe it's 800lb breaking strength.

I just installed a new one last year, as we moved into a new house that needed one. It is the regular belt driven one.
Works amazing, however, I regretted the choice after I discovered the LIFTMASTER ones, as oups59 mentions above. If I had one of the those then I would have been able to eliminate the unit hanging in the middle of the garage, since it places it on the side. Would have been much better for me, as I plan on storing things above the door, and the current lift gets in the way to a certain extent.

Just move the standard garage door opener to the side. There is no documentation that says it has to be in the middle. No ill effects. I've done it when I installed the lift in my garage.

- time. garage already came with a working garage door opener, took me under 1hr to move it over to the side. I have no idea how long it would take to install a jackshaft one, but likely longer.
- location of rails.. my garage door has standard rails... if I upgrade to a high lift option, I have 120" ceilings, I might look at the jackshaft. Currently I need to close the garage door partway or fully depending which vehicle is on the lift to get full height.

Did he have his remote, or did he leave his man door open?
Onany garage door with windows make sure you zip tie your quick release to prevent outside release of it.
Lift master has come nifty wifi models as some older model cars are not compatible with the newer remote opener frequencies

What's the install cost to convert from overhead to liftmaster 8500?
May do this to replace my left side ancient sears unit.

You can do it yourself if you are at all mechanically inclined. Much easier than the overhead. You place it on the jackshaft and screw it to the wall. Hardest part is drilling the hole in the rail for the auto lock.
