You can get extension tracks to have the door tight to the ceiling and install a jackshaft door opener that spins the torsion rod instead of being mounted above the cars.

How high is your ceiling? Mine is 10ft 4in, and have a Direct Lift 4 post lift from Greg Smith. I move the door up to the ceiling and the opener to the side so it does not interfear with car. You need a torsion bar door to do this, and a liftmaster would be best if you have the room, I did not. With by 944 backed in, I can get the car to the max lift, approx 5ft 10in. I park my 993 under it everday. Love it!!

I use four junkyard mini spares to store my car, you won't get 4 inches lower but it's lower (maybe an inch). It makes it easy to roll the car around and keeps the track tires round.

Not sure what will work with a ceiling 8.6ft high.

What's above the ceiling? If it's attic / rafters you could investigate cutting an opening for part of the car to go up into. I have added large openings for skylights to rooms that had attic space above them. It requires the appropriate framing / supports to compensate for the cutout.

If your objective is simply storage for 2 cars, have you considered a tilting lift? You can angle the car on top to possibly give you some additional clearance.

Might want to pursue sales leads less than a decade old. Just saying.

I am currently building a new home in Florida and have had no luck finding a carriages/side hinge garage doors so no tracks or electric opener inside garage so can make room look nicer as a “man/car cave.
