More believers in the business model. I guess new money would rather drive than play golf.

What do you expect will be the THERMAL Membership Dues?
Annual membership dues are expected to be approximately $9600 including use of all THERMAL Track and Club facilities and PGA WEST Sports Membership privileges. For Founder and Charter Members, Owners Association dues are expected to be an additional $400/month for common area and lot maintenance expenses- $125,000 big ones

Weather better out there than Monticello.

Thermal will never ever get $125k or even 1/4 of that for membership. Palm Springs, although relatively wealthy, is mostly occupied by geriatrics and wealth snow birds, not the race track set. Couple that with many track choices in Southern California AND a brand new track that opened up about 45 minutes away, and you can see what I mean.

oh yea.... the economy in CA is in the toilet with a 12.5% unemployment rate and the State gov. about to declare bankruptcy. The well to do have both hands on their wallets.

There seem to be investors all over the country attempting to open these Country Club Style tracks. Regular country clubs have had a declining membership from the Food Service end from what I hear.
I really like the concept and enjoyed the time I was able to drive Monticello as a non member. You could really see the comradery of the participants/ members. From a working guys perspective the costs are unobtainable to me. Just the cost of maintaing my vehicle and home puts me in the red.
This is why I'm shocked at all these new attempted ventures. Obviously some see a large economic sector to obtain members from. That a facility can operate year round is a big plus. I guess it's the 10% of the wealthiest in the country that they are soliciting.

Maybe in better times, but I can't imagine them even breaking ground now. Oh well, I'm sure it would have been one of the nicest track facilities in the country. I had visions of a Porsche marquee opening weekend with races and concours, etc....

I wonder how they do it. You need to be close to enough of the 1% people who want a racetrack nearby; yet far enough away from people who do not want a racetrack nearby, and you're trying to sell people on the benefits of having easy access to a racetrack and racing with "similar" people (or should I say NOT racing with non-similar people).

I do often use the golf analogy in describing this hobby. Summit Point is my municipal course (Shenandoah being the pitch-and-putt), and I can pay my way onto the better courses if and when I want to do so.

We discussed the Thermal track on our local list a few months ago. On 9/13 I posted:

"Blake Miraglia is the name coming up behind this. He's listed himself on the LLC filing with the Sec of State.

Memberships start at $50,000 for unlimited track access.
The Starting Grid/Founders Group membership feature no dues for life.
Track lots(7500') start at $200k. Memberships at Thermal also come with a PGA West/La Quinta Resort Membership included!
Only 19 of the 75 Foundering Memberships remain.
The Coachella Valley economy is very weak(30% unemployment in the Coachella/ Eastern Valley) and the County/Hospitality industry is hungry for new jobs and a fresh way to diversify the economy.
