Andre.... definitely rebuild it to a 3.6l. The market for 997.1's with a 3.8 is tiny.
You'll sell your car with a fresh 0-hour 3.6L engine in days, or at most a few weeks. Aim to have it on the market well before the season starts... something like March-early April.
