I'd prefer a trade to make life easier, but will consider a direct sale for, let's say $33K OBO

Yes I did, I'm blaming it all on him.

Replied to everyone, apologies about the delays, with Thanksgiving, my wife working in a hospital during a pandemic, and work it's been a hectic time and I haven't checked this as often as I'd like.
