New Garage

New Garage
So I decided a few months ago it was time to add a detached 3 car garage for more room due to my current “3 car garage” being full (it’s amazing what some builders consider a 3 car garage these days). I hired an architect to design it in order to match my existing home. I also went with 12’ ceilings, which meant 2x6 walls per code. The structure came out to right at 1300 sq/ft and is also designed to have a large room above if I ever decide to finish it out, currently it’s decked and has pull down ladder access for storage.I went ahead and insulated the entire structure including the three bay garage doors and installed a 2.5ton 16 Seer Trane XR16 multistage HVAC to keep the temperature/humidity consistent. I am also having the floor epoxy coated in carbon to match my current garage floor. Hope to have this wrapped up by 12/30, I’ll post a few more pictures as the end gets closer.
Before a wildflower garden
Slab on grade
Almost done framing
Framing complete, at this point I added 2x6 blocking around the perimeter for easy mounting points in the future.
Wrapped and ready for shingles and siding. HVAC installed at this point as well as electrical rough in
Shingles on
Siding on and painted
Sheetrock mudded/sanded and ready for trim, primer, and paint. Bay 1
Bay 2 and 3. Looking out at the back 6x10 covered patio in my garden.

Massive project. Looks great and well thought out. Assume you are prepared for the potential for lifts with 12’ ceilings? When I added one 22’ x 16’ on to my existing garage, code called for 2” x 4” 12” on center vs 16” on center. Keep it up!

Thanks @guards85 I definitely will.
@HudsonOH992GTS you are correct! The project is definitely larger in person than on paper haha

Love a good garage build thread!! Congrats and can't wait to see the progress and finished product. I'm about to embark on my 5th significant garage renovation/rebuild and while not whole new builds from scratch they've gotten incrementally bigger and more complex each time. The new one is a real project...
Anyway, subscribed and look forward to updates!
A few questions - what are you doing (if anything) for cabinets/workspace? What about lighting? Any provisions for pressure washing? I have been spending some time on obsessed garage website lately trying to decide how deep I want to go on that path and the rabbit hole goes deep...

Lighting is starting off as six 4’ led fixtures (two above each bay), but once I get final approval from the city on the build I plan on having my electrician come back and install flush mounted can lights throughout. I am still toying with the idea of adding the hexagon lighting at least above the 911, but will do that later if at all.
As far as pressure washer setup, before I decided to insulate and air condition the space I was dead set on floor drains where I can fully detail inside, but ultimately decided not to go that route. I think it would have been awesome, but eventually could potentially lead to moisture issues which we have enough of that here in Alabama!

@dudeoverthere you are so right! I got home that afternoon and was like wow, hope it’s enough. On top of that all the untreated wood was from Sweden of all places. The YellowWood treated lumber company is only a few hours from where I live in Alabama so it’s natural to have that for the treated lumber, but was not expecting lumber from Sweden. One would think it would cost more to process and ship here than to have a domestic supplier. Not a bad thing because it was really nice material.

Here are some updated pictures. @Bxstr thank you!
Exterior is about wrapped up!
Driveway poured and light fixtures installed.
Porch columns wrapped and ceiling painted atmospheric blue (This is a southern wise tale to “ward off evil spirits” but in reality it helps with bugs/birds).
Interior painted and electrical 90% trimmed out.
Ready for some garage doors and epoxy floors!

Looks awesome...I think I just got a chubby. LOL.
Weird thing, I really like those light fixtures being "geometric" and with right angles, to me, the really compliment the garage as a whole. But I am definitely not a designer, just a car nerd.
