Default Purchase advice

Looking at a Cayenne Turbo 2005, 58k miles, Silver w/ carmel interior. Price: 25k. Would be my first Porshe purchase.

Condition report : tappet cover leaking, torque converter seal leaking , needs new differential and subframe bushes, drive shaft boot broken and needs new front brakes.

Clean condition otherwise, with a few minor scratches etc.

What you do guys think? Are these issues red flags or just happen in time with this kind of mileage?

What about the other common issues like coolant pipes? Have they been addressed?
