It’s a sellers market. You are a buyer. You also have to narrow the search. Big disparity between low mile .2 RS and high mile 997.1 3. (90-200+).
as a buyer, you should be able to discern the boundaries of the “market” By looking at list prices and sale prices. Then make a bid on a car you want. If seller accepts or you negotiate a deal from there, you have paid “market.” Part of the fun is the search IMO.

Try to find a local PCA member that has a 997 GT3 and see if they can take you for a ride. My favorite cars to ride in have later been my favorite cars to drive, in the exact same order too. A good friend had a 997.1 GT3, he took me for a ride one day and that was all it took to realize that would eventually be a car I’d want to own, it was my favorite to ride in. Later when I got to drive one, it was my favorite car to drive.
Regarding pricing. I have no clue. I thought we had seen the top of the market last year. Clearly I was wrong. My guess is that most cars will correct and come down at some point in the future, however I think on cars like a 997 GT3 or other manual, NA, analog sports cars, they’ll correct much less, if any. I don’t see you taking a 20% hit if you buy one today. For a .1 GT3, I’d expect to pay in the $100-110k price range for a clean 20k mile example (give or take 5k miles here or there).
Regarding engine rebuilds, Sharkwerks has some good info at least as a guide on their website. Obviously you’re not asking about one of their engine builds, but they have info on how much a top or bottom end refresh would add to the build. I’d expect the number to be much closer to $30k though than $50k, providing you were doing the rebuild proactively. These cars also should last way past 50k miles if maintained well and not driven everyday at the track.
My recommendation would be to buy the cleanest example you can afford and enjoy it. I didn’t want to wait another couple of years to get into one of these because everyday that goes past means it will only be more challenging to find a clean one.

Lately I’ve been thinking that maybe I should try to buy a 997 GT3. I have multiple questions about ownership. I’ve never drive one, but I think it really might be a car for me to own. Unfortunately, I assume the first time I would drive one is after buying. My reason for considering the GT3 is multi factorial. I want a car that feels special when I drive and hopefully feels raw. I also want a car that will hold it’s value or appreciate over the years, and I think the GT3 is a good choice.
My first question is that I don’t really know what to pay. Its hard for me to get a feel for value given differences in miles, colors and options. I think an RS is more than I want to spend, so it’s probably off the table. I would pay more for a better car, but I don’t to pay a big premium for super low miles because I want to be able to put some miles on it.
Second question. Is now a terrible time to buy one. I’m fine with waiting, but I wonder if they will only appreciate.
Third question. I expect a Mezger to last a long time, but the idea of worst case scenario cost such as an engine rebuild is always possible. Is there a ballpark price for engine rebuild? Is that 30k or more like 50k.

PSA came back on physical 6-7. Biopsy+
No symptoms.
Think he has decided on surgery.
