Advice on pricing
I've made the decision to sell my 2010 997.2 GT3 Carrera White. A higher
mileage car, 56K miles, am the 2nd owner, I have all the maintenance receipts from the 1st owner. Car hasn't been tracked. It's a super clean no issue vehicle. I'm thinking of listing around $95K OBO. Is this reasonable? Advice and comments would be appreciated.

Are you able to wait till spring time? While anything can happen between now and then, in general, cars like these have seasonality to them and winter is not a good time since half of the market is "asleep".

Low mileage (less than 10K) = $110K +
15K-30K Miles = ~$100K
40K-50K = $90-100K
50K+ = $90K and less

Granted - I didn't get information on the condition of the cars (except that the accident report was clean). maybe some other members know the cars...?

High $80s to low $90s seems like a realistic selling price. I think there has to be some sort of a point where these cars level off at, for example if you found a 997.2 GT3 with 100k miles, I can't see it being $40k if it was maintained properly.
With your car specifically, does it have fresh brakes, tires, service, coolant lines done, clean DME and no paintwork? If so, those things will help you. For instance, if it is going to need a major service in the next year along with tires and brakes, I would be looking at a lower price than if all of that was just done and it it is ready to get in and drive.

I bought the car with the idea of doing the DE days, but a job change nixed that. However, I did have the coolant lines done, installed a new clutch at the same time. Then later, the rotors, pads and Michelin PS4S. And at 52k it was serviced & I installed a new water pump just for peace of mind. DME showed zero over-revs when I purchased & I've not done any track days so the DME should still be clean.

That's one clean car. I'd pick that over a 991.1 any day of the week. that being said nothing under 90k.

mezger motor (FAR better than the early 991s blow up specials), they will all go
best value proposition GT3s - hands down - your car is an easy $100 - 105K car (as I see it )
GLWS, it's a beauty - I'd love to own it

Recent sale near me on a 7.2GT3 with 22k went for just under 90K. Clean 2 owner car with folding OEM buckets. I think the market is a little softer than it was a year ago. GLWS...

It will sound strange to members of this forum (perhaps) but I'm finishing a 1972 narrow body 911 hotrod, original 2.4 MFI motor increased to 2.7, ported, twin plug, MFI pump upgrade to RS spec, hi-butterfly throttle bodies from Rothsport, and a whole bunch of other goodies. Won't the same power to weight ratio as the GT3 but still will be enough to bring a smile to my face. And without ABS, power steering, A/C or heat (headers) going to be a raw ride.

If I was in a position to wanting to sell my car and did't HAVE TO, I would not. The market is being cautious with descretionary spending now because of the over-inflated stock market and the upcoming elections. That said, we are talking about 10K... A new Honda Pilot looses that much it its 1st year of ownership and many don't have an issue with that.

The 991 RS is by far the best deal currently on the market. I've seen several listed between 160 and 170 (sticker could be 210 or more).
997.2 engines can also be suspect.
At some point I'm sure the prices will level out and eventually move higher but I won't be surprised if prices are even lower in the spring as more and more 997 owners move on (won't say upgrade ) to the 991.
