to get a 993 'right' for powertrain and suspension, i spent $30k
to get it right cosmetically from decent/used condition i spent another $15k
i am ocd, right means right, i don't wrench
also considering getting a charming 964 right... budget is $35k, and the engine is plenty good
but getting these great old cars right is not for the light of wallet or faint of heart... eyes need to be wide open entering such ventures
If the leather seats look tired the car has closer to at least 80K miles. Inside the odometer a gear chips and jambs the mechanism. A replacement gear set and a little time on the kitchen table is all that is needed to fix that.
If it is an 80k example
it will need a clutch some time soon
May need 1st & 2nd gear synchros if the shifting feels notchy
If it has the original struts, they are probably in need of replacement. If they have been replaced once, just look under the car you may be good to go for a while.
I wouldn't shy away from this car if you are willing to do some of the work yourself DIY.
Here is my master list of stuff you may run into owning a car with 80K+ miles and needing some work:

careful with that. "guidance" composed by someone with zero professional or accredited 993 technical background. just saying before you go installing that breather tube filter.

Roger that. The only thing I intend to do to my car is swap out the suspension after we start to thaw out next spring. The rest of the projects consist primarily of bringing it back to original showroom condition.
In regards to mileage, I suppose it would have to be confirmed by some sort of record/carfax reading. We'll see what happens if/when the owner responds.

Sour grapes about not coming up with the the Home Depot breather solution yourself? I can send you one for your car if you like!

Be aware that Carfax is only as good as the honest individual entering the data, otherwise it's GIGO (garbage in, garbage out). Also keep in mind that not every shop/dealer feeds into Carfax, meaning that a lack of Carfax info doesn't necessarily equate to poor maintenance/history. It just means you'll need to find the records some other fashion. Best of luck!
