Default Are some 2012 911's a 997 and some a 991?

Not sure. Got mixed information when I searched online.

Yes. 991 models started mid-year and are sometimes referred to as 2012.5 models.

2012 911 Turbo is a 997 but the 2012 911 Carrera is a 991.. In the United Sates at least.

There are a lot of non-Turbo 997.2 2012 models out there as well. A good example is mentioned in this Car & Driver article... the 997.2 Black Edition was a 2012 model: https://www.caranddriver.com/news/20...1-carrera-news

Interesting.. Makes sense though.

While I began my search for the 991.2 I also saw many 991.2's described as "2016" on youtube and other online articles.

Shows that you have to be careful with information presented online. My 991.2 Launch Edition was produced in January 2016, but is officially identified as a 2017 model on all Porsche documents.

I hope you don't mind me noting that for that asking price for a base 991 (prior to negotiation in both cases), there are 2012-2014 CPO-certified/warrantied cars available at Porsche dealerships. Well, the one you are looking is quite basic and is already $60K in price. I would go a bit more for something with more desirable options, such as this one (which has Sports Chrono, sports exhaust, and CPO):
