Looks like an awesome place Matt - congrats. Although I'm used to Norcal and Socal prices I lived in Ms for a few years and that still seems like a great price for the South.

In CA it depends when you purchased it regarding taxes. Our taxes are based upon your purchase price and cannot be increased by more than 2% per year max. I've been in my house for 18 years, so I am only taxed on about $230K. So in my case, real estate tax is just about the cheapest in the country.

Thanks for all of the encouragement all! I really feel at piece with decision assuming my car actually sells. Maybe I'll get lucky and no one will buy it forcing me to figure it out.
I guess the big advantage of living in podunk FL is the cost of living difference. There is no state income tax, 6.5% sales tax, and relatively low property taxes. The millage rate for this house is just over $15 per thousand, so I'm looking at just slightly over $10,000 in property tax. It is hot and humid as ***** and bug crazy, but it has its advantages!

that house with 5.5 Acre lot here in woodside would be $20MM and sold in 2 minutes at 20% over asking price.
