First, Bill, let me say that this is CALIFORNIA. "subject to" is a nice fantasy, but not so easy to find these days. Foreclosure gurus are more plentiful these days than flies. Funny how it all sounds easy; no money or credit required, etc. That was true a couple of years ago, but this is now, and that song is not being heard as often as some of these guys would have you believe. But the books and tapes (I've got lots of them) and then try it. The banks have another version of this fairy tale and it isn't so rosy. Shoret sales are all over the place today. Ask any RE broker. Closing is another matter.

Brian is doing the smart thing, as Keith has pointed out. He is reigning in his emotions and investing for the future with cash, not pie in the sky fantasies. And someday he will probably have his GTS........and the time to enjoy it.

But then what do I know, right?

Lenders are asking for much more money down these days, much more. If Brian's potential purchase is an income/second home, the lender will probably ask a minimum of 25% down. It is likely Brian needs CASH, not just more money in the budget, so the 928 must go. He just bought the M3, no way he'll even get enough for it to even pay off his loan, assuming he got one. He's making the right move.

Doh!!

Well Brian, I know I've been AWOL for a while with the new job and I gotta admit the M3 is nice, but this is a sad change for the NorCal group...and you know you're gonna have serious "Bill's Garage" withdrawals.

I'm sure you've already considered every option and it isn't an easy path for you - truly, best of luck with the financial endeavor.

[dang, you were part of my 928 induction too, when you, Bill and I did the original TB replacement a week after I got Sata!]

OMFG! no way! that shark is one of the nicest in existance!! get another job instead!! or just shakedown some college heads!! hahaha

another 928 in this home would put me back on the s-list w/the wifey. I promised her a primo resort condo by 09 just to get off the list from all my other antics (well, most of them anyway). I did get permission to get another toy, but it's going to be another offroad thingy. street stuff is too restrictive, imo.

hmmm, I wonder how that shark would look w/35" mud tires, winch, rooftop lights and a 3' lift kit, hahaha

So far the interest has been.....well......LOW....so its looking like I will keep sharky for at least a while.....I will buy an investment property....but it will take me at least a year to come up with the cash needed to make it happen vs only a month or two with selling sharky.....

Of course the million dollar question is when will the market hit bottom locally.....this I don't know....I am thinking it is close to the bottom now....some people are saying its already going back up...but the stats don't prove it yet....

New homes that sold for $450,000 in Patterson a few years ago dropped below $200,000 a few months ago but now there are 3 and 4 offers coming in per home and over listing price.

RE vs Autos vs other stuff all have their own determining factors. V8 demand is way down, doubt it'll rebound nearly as fast as RE or other industries unless fuel drops back to pre-Iraq prices again. (not likely).

might try selling it someplace that has real buyers - auto trader, recycler, etc... on-line car sales sites, etc... I still think you should just raid some drug dealer dens for extra cash... hahaha

Ryan P's experience was a good lesson for us. Half hearted attempts get little results but a full, planned and executed attack get's good results.

In your case Brian, I will encourage the more common half hearted attempt. We get to keep you around that way.

I did list it on craigslist.... but even if it doesn't sell......no biggie....I'll just keep sharky....

That car is worth every penny of $18k. I would not accept any less. It is completely sorted, looks awesome, and needs nothing but a driver.
