Default Addressing some "gremlins"

I have a potential buyer for my 1989 S4 ($18K) and there are a few "gremlins" I'd like to try and work out before he picks it up on 1/15. He's aware of the "gremlins", but I have some time to try and address them...
  1. The driver door will not manually lock. It will lock with the power lock button, but not with the key or turning the **** or pressing down on the lock cylinder.
  2. The passenger window will not roll down. The switch seems to only actuate in one direction, but the window doesn't move at all.
Can anyone help?

1). Are you trying to manually lock the door with the door open, or the door closed? The lock won't operate unless the door is latched (closed)
2) Get in the car, put the key in to position 2 (engine not running) Operate the switch- is there any noise at all? Does the voltmeter move at all? If the driver's window works it's not the fuse (#15). By actuate, do you mean you hear an audible 'click' only from 1 side of the switch? Most likely it's a broken window switch, common failure point. New ones with perfect graphics on them are $39:

Yes, I'm trying to manually lock it with the door closed. Using the key from the outside or sitting inside using the **** (door closed), it won't lock. It only locks using the door lock button.

There is no noise at all. By actuate, I mean that I hear an audible click when I press down, but no click when I press up...it doesn't even press up, really. The driver window and sunroof both work with no issues.

If the door panel trim ring around the lock **** is screwed down too tight, the lock actuator is not strong enough to actuate the door lock. You might check that.

Replace the window switch for your window problem.
