Ya, but i did not realize, how much the new house would be after i did my backyard and did the inside. its hard to justify having a 30k car in my garage when im about to spend 60k on a backyard. maybe i will change my mind though....

You have it backwards.....how can you even think of spending 60k on a back yard, when you only have a 30k car in the garage!!!......you could almost get a real "73' rs for the price of that back yard!..Just how big is the back yard? cause 60k goes along way with grass seed?......
