I can't imagine myself as the first person to have this trouble with the sunroof. It appears that the tracks are clean (not rusty) but the motor in there seems pretty tired. Should I lubricate the tracks, if so, how do you do it? Is there a motor in there that I can easily replace?

I respectfully suggest that you have a professional check your sunroof. The motor/transmission are rarely the problem. It could be a bad cable/cables, it could be a loose cable end, it could be a loose seal that causes the panel to bind, etc. Too many "possibles..."

I'll add that sunroofs are built to 'leak', but the water is channeled down each side to holes that allow the water to run down to the edge of the roof, just above the back glass. Make sure the channels/holes are not plugged with grunge.
Don't know what to tell you about the motor, but sometimes an expert is the cheapest way as Pete suggested above.

If it isn't closing completely (or at all) then you can unzip the headliner, remove teh access panel and crank it closed by hand using the handle that should be in your toolkit ( I believe a straight slot screwdriver may also do the trick in a pinch).
If it is simply out of adjustment, then I recommend that you take a look in a bentley Manual and see if the alignment procedure is something you can manage yourself (it didn't look all that complicated, but I have never done it).
Barring those options, I too recommend a professional to diagnoseand repair the root cause.

I tried to fix mine years ago and let me tell you, it looked simpler than what it was. I then opted to take it to ta body shop and for $200 had it aligned, new cables, new felt seals and the drain channels cleaned up. Plus, they did not scratch the paint like I did fidling around with this thing.
Cheap insurance in my book.
