Okay, thinking out loud here. I live in a duplex with a detached double garage. I have taken over the whole garage since my previous tenant didn’t use it. Now, after extensive renovations, the upper duplex has been put on the market with one exterior parking space. Since the reno has put the apartment in a rather upscale market, interested tenants are looking for an interior garage space. If I give up my space, I will need to replace it with something hopefully a bit better! As you know, I work on my car.
So, does anyone have any great suggestions for me?

What are the building regulation restrictions? From visiting you I see that you use the second bay of the garage as a workshop, how about a second level workshop with a lift of some kind to get the heavy bits up there? I seems to me that you only have two possibilities: up or down.
