2016 GT3 RS For sale

I asked for the carfax on this one, the only negative was the first 1,500 miles ish it was registered under some sort of rental/fleet, but it doesn't look tooo beat on. The same seller has a 992 GT3 manual with 5k miles for like $209k.
Of course I get the rare colors + Weissach cars going for more, but I just don't understand why dealers would want to hold plane jane spec models for like 240k and have them still sitting after 5+ months listed. Maybe like some of y'all are saying- those prices will hold?
How did you even find that one I cant even find the business?

I traded in my 991.1 GT3 for a 992 GT3. Its at Porsche Silver Spring as CPO. Great car, super super clean. I put 13000 of 16900 miles. All smiles. Thought I would share.

I saw your car at the Silver Spring Porsche dealer, looked super clean! Did you already get your 992 gt3?

Does anybody know anything about this car? Likewise, feedback on ISSIMI from people who've dealt with them would be much appreciated.
I like the car and am considering making an offer, but 1) I'd have to ditch those wheels and have no idea how much someone else might be willing to pay for them (confirmed they're $22K retail, but thats likely only a minor datapoint considering the small buyer pool and their *unique* nature), and 2) I cant even have a conversation with the seller, which is a little annoying.
