That one's been sitting for a long time. Most P1's have been trading hands around $1.5m - $1.7m or so, depending on spec.
Most P1's also cost $1.15m - $1.3m MSRP depending on the list of MSO options.
It's very sad. P1 #312 (the one you linked), has been on the (public) market since February, and has been passed around to a total of 3 dealers, so far.

Interesting. Just like real estate, get too greedy and you can kill marketability for a long time.
