What a fair offer for this 2014 Cayman S

When compared to the universe of cars in general, that would be true. The average US auto mileage tends to be around 12K per year, so 45K for a 2014 is about average.
And in terms of expected lifespan, 45K is also not "high mileage". It would probably be reliable and relatively trouble-free for at least 250K, so it probably has no more than 20% of its functionality used up.
But in the universe of used Porsche sports cars, yeah, that's fairly high miles. They tend to be the 3rd-4th car in the driveway, and they tend to be weekend/fair-weather/occasional/etc cars. Based on my observations while searching for my Cayman, and tracking Porsche prices, average annual mileage tends to run around 7-8K per year. My 2011, purchased in 2017, had 45K, and was one of the higher-mileage examples I looked at.
