Car looks nicely set up and one of my favorite Porsche colors. I have owned 3 other 996 GT3s- great cars.
What was done with the transmission rebuild? Does the car retain the stock LSD or aftermarket? Was that rebuilt? Who did the work?
Do you know who pinned the coolant pipes? Did they drop the engine and do all of them?
Has the clutch been replaced?
How are the rotors?
What's your honest assessment of how many of the miles are track?
Any accidents/paint work? Is the paint on good shape or pretty rashed up?

I'm out in San Diego. There are a couple local cars that I'm considering with lower mileage but your car certainly sounds like its well track-prepped. Are you getting a lot of interest? I always find it hard to peg the value on higher mileage cars.
