'95 C2 Cab for sale - $30k

Not mine, but I saw this at the side of the road today. Aventurine green (I think) cab, grey interior, 1995, 58k miles, $30,000.

Is it really on the side of the road with a 'for sale' sign in the window? I can't imagine selling a 993 like that unless the neighborhood is really nice.
