I would agree, very nice.

Is the big window area open to the 'public', or just seen from the privacy of your own property?

OK, sorry, I know this is a bit of a thread tangent, But I was wondering what all you folks do to keep your gagage floors clean? I have two types of coverings, epoxy in the hangers and commercial grade porcelain tiles in my current home garage, and will be doing the same tile in my new summer home. I went with a small walk behind unit, show below. It is US made and seems to be a high quality machine. I use different pads for the epoxy and and the tile. It does a good job on both floors. I still have to do some hand stuff in the corners, but the corners do not get that dirty. Just fishing for other possible ideas as I need to buy another unit for my BC places.

if all this is a garage.

please let us know what your neighbors are thinking about it - and about the owner?

but fore sure in US different ... - i gave all my trust into my floor guys hand.

just told him: gray/really dark; bold; no flakes or stuff
so... he said: no bold - never if you go dark color - you have to do flakes or sand
i said 5 times no but than agreed with black flakes
he was right.

for full black i was already too scared - mooty i guess you only go barefoot or on Sidi´s? - but with normal shoes, and small stones and dirt in it, winter-stuff, etc. scratches are comming fast. so or so. and with black visible as hell. and my kid(s) are still to small for work

anyhow.

i´m happy with it.

but i have to say it again: if you can: go with tiles. and in your case Igooz it will look super with industrial design.
(i just saved money based on building on top of existing concrete / not straight enough for tiles ...)

somehow congrete looking ones - maybe like my livingroom tiles:

that pic contains also my current garage location - exactly were the dunghill was; to cover the smurf neighborhood

There are some really nice looking garages in this post. That is excellent.
I already posted in another thread but this is my storage solution.
Nothing fancy, this is my garage, an old manufacturing facility re-purposed as my garage.
Still working on it but at least I have all my cars under one roof.
I have attached photos of the parking area and the living room area I prepared.

Or lose

Sctanton52 - best way to clean is heated steam power washer has attachments that offer control for small areas spray burners heat up to 200°F.

I will install taller 8 inch cover base and install bath area / moisture resistant drywall also raising it a full inch off the floor so it won't absorb moisture.

Curious why you prefer tile vs epoxy on your new garage.

Default garage/epoxy floor

I had this floor poured last year and a new driveway installed with the granite block in front of the garage and at the end of the driveway. I wanted to match the stone walkways around the property and the pool patio that is in the same stone to mimic the color of the garage floor so it all flows.

I have some standard pressure washers, one electric one gas powered, but I had not considered hot water/steam systems, sounds like a good idea. I will have a look. I did a 4" tile base in the garage at home, I think I will go up to 6" or even 8" in the new home's garage. The hangers just use standard rubber commercial grade base boards. I also like your idea of water resitance drywall, that will be used in the new place.

I just like the look of an industrial through color porcelain large format tile. I went with a high abrasive resistance (4 rating) tile, so virtually eliminating any tire scratching from rocks in the treads. I still do use wood blocks, or small sections of plywood if I am using any jacks/stands with sharp metal legs. I also used the same tile in the entrance room/hallway from the home to the garage, and then also through into the wifes Greenhouse on the backside of the garage. So a nice continuous flow, it does not feel like you are in a garage so much just part of the home.

There are some great Epoxy floor products on the market, as can be seen by some RLer on this thread. The Hanger's I just went with a good quality 2-part system, with a pre-clean and a pre-etch done first, those floors have held up very well. Nothing fancy, just monotone beige and greys.
