here is my progress over the last month! 3000sq ft

I've been monitoring this thread for a long time, and have even posted pics of my rental warehouse.
But now, I get to do My Own Warehouse! I am under contract to purchase a 3200 sq/ft warehouse that will be a lifetime (yeah right) car storage man cave for me. close to home, 5 unit building, ALL car guys. Couldn't be better. But now I have questions. Warehouse has a triple trap and wash bay, but it is located at the far end from the overhead door. Ill be extending the drain line the entire length of the warehouse to the door. I will be coating the floors, but don't want to do the typical grey epoxy. I want something darker, but durable and with good gloss...I also don't want to break the bank...suggestions? Warehouse ceiling is metal. Im no construction guy, but assume there must be insulation above the metal..??.. Im in Chicago, so we get cold winters and hot summers. If Its 10 deg outside, and 70 inside, and I'm washing cars inside, I don't want condensation dripping on my other cars... do I need to insulate the inside of the ceiling/roof? I was thinking about spray foam insulation, and having them tint it black, otherwise I will just have everything above the lights painted flat black. This will be the first thing we do after closing. I have a lot of other ideas on what to do, so will post progress as we go... I spray foamed my entire home - in the midwest and own commercial. Insulate that ceiling then install some fans to circulate the heat otherwise it all rises - suggest a company called big ass fan. Spray foam is great suggest installing a nice thick insulation then spray paint the entire ceiling will make it look 100x cleaner. Spray foam is very expensive and all roofs leak which means too many issues. The only insulation your building has is in the roof - ask a roofer to come by and explain what type of roof you have and or it's insulation value. Floor epoxy - clear is fine just add a ton of grit otherwise you will be slip sliding away and those falls are painful. http://allgaragefloors.com/anti-slip-floor-coatings/ |

+ Shop exterior design is almost done and interior will be done soon. + ~4,000 sq. ft. is about all I need...maybe a bit more. + Feb 20 ground breaking on the house and the shop... ...more photos in the future. I could live there as well. |

Canada RS - very nice also doing black ceilings white walls grey tile :)
Lots of great garages guys - my hands were tied took forever to get approval garage must match the house 75% materials ... Making some progress. |

building is all tilt up concrete, all steel exposed, had to paint all steel with fire retardant paint , special paint cost was very high but it did satisfy the BC building inspector in the end. |
