I think leasing a 991 GT 3 is a safe bet.
RS coming out. May or may not have same engine. Could effect the value.
The potential for one and done GT3 if fairly high. What makes the GT3 so special to me is the race proven motor....that's the roots of the GT3 line. A gen 2 replacement with a Motorsport/ homologation engine would really effect the value of the car. Add the potential for a 3 pedal option......the flexibility to give it back in 3 years sounds pretty good to me.
I leased my 07. Payment was $1,500 for 3 years. Then I wrote a check for it.
Residual was only $78k or so. Figured I had $20k in equity. Divide that by 36 months of payment ($500 back per month) makes the payment $1,000 a month.... Add on the tax advantage and it makes perfect sense.
Have no knowledge of current money factor or residual numbers. The math worked for me 8 years ago.. Probably different today....S&@T!!, I am getting old. First GT 3 was 8 years ago... Seems like last year.

Lighter stop better no brake dust.
It took me 45 min to wash my wheels today ( car got a real good work out last week !) I miss my ceramics!!, easy to clean. Zero break dust.
If I ordered a new one and did not track I would choose ceramics. When they need replacing go with steel..Shouldn't they last 50-60k mikes on street use only? It would be worth it to me.

If you're ok with leasing, and the terrible residuals, then the maint costs are negligible to you. Your biggest delta comes in how you pay for your car, and how you track it/use it.
