is PTS already added into the MSRP price
Just go off the phone with a Porsche sale man and he told me the addional 12K for PTS is not included in the MSRP. Is this correct ?

The PTS charge will be included on the sticker; so yes, it is in the final MSRP of the car.
Are you thinkng about the ADM some dealers charge for their used PTS cars vs the ADM for their used NON PTS cars?

My guess is that the confusion here is that PTS, unlike most other options, is not a “sure thing.” Just because you check the PTS box, does not mean you will get a PTS build slot. Porsche only makes so many PTS cars, and only during certain windows.
Its possible your particular salesperson is wanting to negotiate based on the assumption PTS will not go through, and then if it does, will simply add the additional $12k. Should you get a PTS slot, your final window sticker will absolutely reflect the $12k PTS option in the final MSRP for the vehicle.

Sorry guys, I just clarified it. The dealer already included the cost for PTS in the MSRP but mark up additional 10K+30K ADM. almost 100% for PTS is crazy.

Generally all GT3s will have a markup, even if it was not PTS.
Most of the time, that number is negotiable. I've seen GT3s sell for anywhere from MSRP all the way to $50K over over the past year. Generally buying from a dealer now, you have to expect an ADM. Come up with a budget and stick with it. If that number is say, $20K over, counter with that and see what they say.
