Just saw this same car in person last week. Was interested but I passed. Here is the rennfax if anyone interested.

Seller bought it about 2 month ago. No paper works of any sort. Only original stamped book up to 1997. No proof of engine rebuild. Engine dripping a lot. Aftermarket parts on engine. Steering wheel not original, interior pretty worn. Body filler on right rear. Paint meter detected fenders resprayed. Right and left quarter panels repainted. Left and right side skirts did not properly fit. Could be rust below windshield/cowl. Did not get a chance to inspect in daylight, it was 7:30 pm appt. Car still pull strong. Would be best to get a PPI if interested.

This car is pretty much a driver, not a collectable. I'm not surprised by any of the things that you found and that's all good info.
I've rarely seen Porsches with extensive documentation. Many cars require re-paint because of durability issues with the water based paint the factory used in the 90's. After all, these cars are past 20 years old. As long as the aftermarket parts aren't internal engine parts that's not a show stopper either.
Knowledgeable potential buyers have to weigh the pros and cons with this car. This would be a good car for someone who can wrench if bought at the right price.

Engine probably need top end rebuild. Body and paint need to be redone due to respray did not match original. Calculate that into your offering.
