My point is the $4800 doesn't have to be from something major like say something related to the engine or drivetrain. It could have come from the taking care of a lot of service related things that were due based on time if not miles and and perhaps overdue.

Agree that the price is too high, especially for Tip.
Two good rules of thumb: don't marry the first pretty girl you ever meet, and don't buy the first turbo that catches your eye. There are other girls, and other turbos. Take your time and get a good one.

Tires. Alignment. Plugs. Coils. Serpentine belt. Engine and cabin air filters. Oil/filter. Brake fluid flush/bleed. A/C service. Coolant drain/refill. And so on.

Add tires to that. I spent $3500 on mine at 10K miles. Did the 40K service plus tires, alignment, brake fluid flush, etc.

My car had about 8500 spent that I was given receipts for when I bought it=general maintenance of tires and other work such as listed by Macster and others so I believe it wouldn't necessarily be a red flag.

You have to remember mileage is not the only driver for required maintenance, time is also a factor. As far as the mileage, I am sure someone at the dealership may be driving it. That's a good thing rather than let it sit. Posing that question to the dealer is the true answer.

The price is a tad too high in today's market especially for a Tip. The car has probably not sold because there is small market for $50k used cars.
As others have said if you are not in love with it keep looking. There are many out there. Join PCA and get access to their classifieds. There have been some great 996 Turbos for sale there in the past couple of months.
Also if this going to be your first Porsche and just a weekend fun machine you should really go for a manual trans. Tips are great in traffic and have their advantages on the track but for a pure fun car get a manual especially for your first Porsche.

When looking for a used car - Do you guys tend to lean towards cars with only 1 owner? Is there anything in particular I should be looking for when initially viewing the service reports / carfax?

One owner is not essential, but all else being equal it's better. What you don't want is someone who is careless, neglectful, or down on cash to where he can't stay on top of maintenance. This is a bad owner.
So if statistical odds are that, say 20% of Porsche owners are one of these things, then with one owner you have 20% chance of it being a "bad" owner; with 2 owners that goes up, etc. (not a mathematician so I don't know how to calculate the odds -- just that they go up with each subsequent owner.)
Add to that the fact that the first owner was able to pay $130,000 or more for the privilege. That figure falls with each owner, and as it falls the likelihood of a person who can't afford the car's expensive appetites goes up.
That said, I am the 4th owner of my 2002 X50. The car had 17k on it when I bought it. Third owner had put 3000 on it over 3 years. I think everyone who owned it was able to care for it properly, and it was always local so I had all the dealership records as well as records from the indy who did some aftermarket suspension work on the car. So multi-ownership is not necessarily the kiss of death.

Less owners would usually be better but of course nothing is a given, it all depends on the people. I would be more concerned with finding a car in my price range with the miles colors etc I could be happy with. Do the research its all here and elsewhere about the difference in years packages etc the bottom line is that a 996tt is a great car and a great bargain imop. Buy what you want and don't get caught up to much in other peoples opinions because you know what they say about opinions.

Out of all the cars, I like the one I sent you the best. Its loaded with options, extremely low mileage, great color of both exterior and interior, unlike the ones you have referred to.
